Why prices vary so much

  • Three factors do most of the work: room type (private studio, shared room, bedspace), walking distance to campus, and amenities (aircon, Wi-Fi speed, building security).
  • A solo studio one block from DLSU runs 3× the rent of a 4-person bedspace 10 minutes away in San Marcelino — same comfort, very different price.
  • Newer condo-style buildings (Green Residences, Eton Residences, One Archers) carry a premium over older dorms with the same floor area.

Rent ranges by university

  • UP Diliman — bedspaces ₱3,500–₱5,000, private rooms ₱6,000–₱10,000, condo studios ₱11,000–₱16,000. Krus na Ligas and Sikatuna sit at the low end; Teachers Village at the high end.
  • DLSU — bedspaces ₱3,000–₱4,500, private rooms ₱4,500–₱7,000, condo studios ₱8,500–₱12,000. Estrada and Adriatico are cheaper; Taft Avenue commands a premium.
  • Ateneo de Manila — bedspaces ₱4,000–₱5,500, private rooms ₱7,000–₱11,000, condo studios ₱13,000–₱18,000. Katipunan is most expensive; Esteban Abada more affordable.

  • Adamson — bedspaces ₱2,500–₱3,800, private rooms ₱4,000–₱6,000. Compact district; very few condo-style options.

What you should pay extra for

  • 24-hour security + CCTV — non-negotiable during finals and thesis season.
  • Sub-metered electricity — you pay for what you use, not a flat surcharge.
  • Stable fiber Wi-Fi at ≥50 Mbps — critical for Zoom defenses and online classes.
  • Walking distance under 10 minutes — saves you ~₱2,000/month in jeep + Grab over a year.

What's not worth the upcharge

  • Gym + pool — most students don’t use them enough to justify the ₱2,000/month premium.
  • "Furnished" without seeing the furniture — landlord-grade beds and desks are often not what you’d pick yourself.
